1. Service Provider
PropSync is a product developed and operated by LeanAI Studio srl, P.IVA/CF: 14561020968, Italy. By joining the waitlist or using early access, you agree to these Terms of Service.
2. Nature of the Service
PropSync is currently in an early-access / validation stage. The product and its features are under active development. By joining the waitlist you acknowledge that:
Features described on the landing page represent our current intent and are subject to change
The service may not be fully available or may be interrupted during the validation period
LeanAI Studio srl makes no guarantee that the product will launch commercially
Joining the waitlist does not create any contractual obligation on either party
3. Early Access
If you are granted early access to PropSync, the following applies:
Access is free during the early-access period unless explicitly stated otherwise
Feedback: You may be contacted to provide feedback on the product. Participation is voluntary
Data: Usage data may be collected to improve the product, as described in the Privacy Policy
Termination: We may discontinue early access at any time with reasonable notice
4. Data Processing Agreement (DPA)
PropSync processes financial and property management data on behalf of property managers and accounting teams. When the service is active, the following applies:
Scope: PropSync syncs transaction data between property management software (AppFolio, Buildium) and QuickBooks Online. This may include property names, unit identifiers, tenant references, transaction amounts, account codes, journal entries, line-item details, and sync timestamps
Purpose limitation: Your financial data is processed solely to provide line-item sync, account mapping, and property-level P&L features. We do not use your data for marketing, profiling, or any secondary purpose
Security: All data is encrypted in transit (TLS 1.2+) and at rest. Access is restricted to automated sync processes and authorised support personnel
Sub-processors: We use property management platform APIs (as connected by you), QuickBooks Online API, cloud infrastructure (Vercel, AWS), and AI services for account mapping suggestions as sub-processors. A current list of sub-processors is available upon request
Data deletion: Upon account cancellation, all synced financial data and API credentials are deleted within 30 days
Breach notification: In the event of a data breach affecting your financial or property data, we will notify you within 72 hours of becoming aware of the breach
5. CCPA Compliance (California Residents)
If you are a California resident, PropSync complies with the California Consumer Privacy Act (CCPA):
We do not sell your personal information to third parties
You have the right to know what personal information we collect, the right to request deletion, and the right to non-discrimination for exercising your rights
To submit a CCPA request, email info@leanaistudio.com with "CCPA Request" in the subject line
6. Acceptable Use
You agree not to:
Use the service for any unlawful purpose or in violation of applicable regulations
Attempt to reverse-engineer, scrape, or copy the service or its underlying technology
Share access credentials with third parties
Submit false or misleading information on the waitlist form
Use the service to manipulate, falsify, or misrepresent financial records
7. Intellectual Property
PropSync, its name, and all content are owned by LeanAI Studio srl. Nothing in these Terms transfers any intellectual property rights to you.
8. Limitation of Liability
To the maximum extent permitted by Italian law, LeanAI Studio srl shall not be liable for any indirect, incidental, or consequential damages arising from your use of or inability to use the service. PropSync is not a substitute for professional accounting or bookkeeping services. You are responsible for verifying all synced data for accuracy before relying on it for financial reporting or tax filings.
9. Changes to Terms
LeanAI Studio srl may update these Terms at any time. Continued use of the service after changes are posted constitutes acceptance of the new Terms.
10. Governing Law
These Terms are governed by Italian law. Any disputes shall be subject to the exclusive jurisdiction of the courts of Milan (Tribunale di Milano).
